Luxury villas in Knokke are increasingly becoming a complete package
In the high-end segment of the villa market, buyers are increasingly opting for a fully finished property, from the architecture to the furnishings.
Whereas affluent buyers in Knokke used to find their own architect, put together a construction team and spend years having a villa built or renovated, they are now increasingly opting for a fully finished end product. In the high-end segment of the villa market, a fundamental shift is gradually taking place: from individual clients to professional developers and full-scale renovators.
This phenomenon is particularly evident in prime locations where scarce building plots have become available, such as the Magere Schorre, the Graaf Jansdijk, the Kastanjedreef and the area around the Duinenwatermeer. It is striking that in virtually all of these recent developments, a large proportion of the plots were not purchased by private end-users, but by professional players. They develop the villa entirely themselves — often including the interior, bespoke features, lighting, curtains and furniture — before selling them as a turnkey package.
This trend is no coincidence.
The complexity of building in the luxury segment has increased enormously in recent years. Stricter energy requirements, extensive technical standards, complicated planning permission procedures and an ever-increasing number of specialised parties make the construction process a particularly intensive undertaking. Anyone building an exclusive villa today has to manage dozens of contractors, engineering firms, technical suppliers and consultants. Even for experienced entrepreneurs, this often proves to be a time-consuming and frustrating task.
